Trash - I understand some people have been taking their trash off site when trash cans are full. Thanks for taking care of the property, but please leave your bags by the trash cans, that's the best way for our trash guy to know when they are filling. We will happily add cans whenever necessary and will be converting to dumpsters very, very soon....
Potholes/ Road/ Driveways Maintenance - With the rain we've gotten some major road/ potholes issues, and because of the rain we've also been delayed with our grader getting here. We just need a good day or two of drying and he can be here, with it so wet these tractors can cause more damage then help, but as soon as we get the weather he will be here. The first thing he'll be doing is cleaning up the road, redoing many of the driveways, fixing some of the runoff issues and addressing the problem drainage areas. Unfortunately my tractor is not quite what is needed for some of this, but we'll have the proper equipment and people here to fix it as soon as we get a break in the weather. (my grader did tell me earlier this week that possibly today, but I haven't been able to reach him yet)
Blue Silt Sox - These are along the back of the property the entire length to keep the neighboring properties water from coming through our property and really flooding us out. Without them the water issues would be much worse. Additionally, they were required by Greenville County to be there. They were selected because they eventually break down and will decompose into a berm that will keep the water off the property. We will be seeding this in the spring in and attempt to speed up that process, but there's not much we can do. They're ugly, but required and helpful, and will eventually turn into earth.
Warranty Work and Skirting - As you know this rain has also contributed to major delays here as well. I'm reviewing the work with Steven, whom had started doing some other work on the property for residences as well, and he is going to start taking on some of this work to help us get caught up. I probably should have hired them sooner, but they'll be starting this week and seem to be really hard workers and good people.

WATER - Your homes are safe! The company we hired to install these homes are very professional and follow strict guidelines to prevent any issues with the home and our engineer ensured us no lots are at risk of any flooding or anything of the sort as reviewed and approved by Greenville County. With that said we are getting ALOT of rain over the next 24 hours, there is a likelihood that the drives going over the creek by the pond towards the model/ airbnb area get overtaken by the creek and water may flow over those crossings. Please use caution if this happens. If it does please use the rear entrance on Fernleaf Drive that way you are not crossing any creeks and avoid that potential issue. Please let us know if you have any questions.
NOISE - Our goal is to keep a quiet and peaceful community. I understand that there was excessive noise last night. Please let us know whenever this happens and let us address the issue. Please do not approach homes on your own, we are happy to handle this. If it's in the community I'd rather we be the bad guys and would like to avoid creating any animosity between neighbors. As it turns out the noise from last night came from someone up at one of the businesses on Geer Highway. Sara contacted the business and they recently outsourced their 3rd shift to a contracting company so have some new people that caused the noise while on break. They have assured us that they will put a stop to it immediately and it will not happen again. Know that if we do have issues we will involve law enforcement to ensure a quiet and peaceful community.
4 WHEELERS - As most of you are aware someone has been trespassing in the right of way along one side of the property using 4 wheelers. We have gotten law enforcement involved and they are aware and working on addressing the issue. We also added a lock to our entrance on Rock Quarry Road and will be installing a gate at the right of way at the rear entrance with a lock as well. Because DUKE Energy needs access there we have to keep access, but will give them the combination to the lock we put on so they can access it. Others will no longer be able to use that entrance to cause trouble. Additionally if anybody notices anything please contact us and take pictures if you see anybody using that area as that will help law enforcement going forward.
I know it seems like a lot of issues right off the start, but we are addressing them and will get them taken care of. Some of it may have been happening longer but it went unnoticed with fewer residences. But we will get them taken care of.
AND MORE - We were supposed to start end of last week on getting that manhole in the road by the creek so we can clean up that road, but my graders father was hospitalized the day he was going to start, and then he came down with the flu. We expect to get the trees cleared and that sewer in as soon as the weather improves. When that happens we will be completely blocking that road by the pond so you will have to use the rear entrance on Fernleaf Drive while that is happening.
As many of you know we did get permission to take down certain sections of the silt fence. Starting at the first house on the creek side, down through the right away towards the back with the green space is. We did start working on removing this section, however with the amount of rain we have gotten today we are holding off on that until it lets up a bit.
